The competition for business is serious in my area, thanks to more than 650 real estate agents doing business on a 4 by 6 mile island. To stand out, I use online VisualTours to help current customers direct their friends and family referrals to me. Everyone knows how important it is to use VisualTours on the Internet for your own property listings, but I think it’s just as critical to create tours of my buyer’s potential new home as it is of my seller’s property. I’ve developed template neighborhood scenes to use on these tours, which saves time on subsequent tours. Whether I list or sell a home or a condo, I create a VisualTour of the property and include all of the beautiful scenes of our island, and show all of the fun-filled activities that we have available. I post the tours to my Web site and encourage buyers to have their friends and family members view their new home or condo. By doing this, I’ve inadvertently created a great new source of referral business.

These dedicated folks rescue, house, and care for over 50 varieties of 'misplaced' animals and wolves from around the world. Our last tour for this newsletter comes from Lisa Baxter of BriarWood Realty in Okemos, MI, She takes us on a wonderful little guided tour through a condo that has two master suites. She even tells us about the new hot water heater and that the unit has been recently repainted. How nice to know that there are things which may not show well in pictures but could certainly make or break a sale.
